What Is an EICR Certificate?
Understanding the inspection, the report and what the results mean
An electrical installation condition report (EICR) is an official document produced by a qualified electrician following a thorough inspection and testing of the electrical installation within a property. It records the condition of the wiring, consumer unit, sockets, switches and all associated circuits -- identifying any faults, deterioration or non-compliant work that could pose a safety risk.
The report uses a coding system (C1, C2, C3 and FI) to categorise findings by urgency. A C1 code means danger is present and requires immediate action. A C2 means a potential danger. A C3 is a recommendation for improvement. An FI means further investigation is needed.
Do You Need an EICR Certificate?
Your legal obligations as a landlord, homeowner or business
An EICR certificate is not just good practice -- for landlords in England, it is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, which require a valid EICR every five years.
Who needs an EICR?
- Private landlords ahead of a new tenancy
- Homeowners buying or selling a property
- Businesses meeting health and safety obligations
- HMO and letting agent compliance

How We Carry Out Your EICR Inspection
A thorough, structured process from booking to certificate -- completed by NICEIC qualified electricians
Our EICR testing process follows a strict, methodical sequence to ensure nothing is missed:
- Visual inspection -- A full check of all accessible electrical components for obvious signs of damage, overheating or outdated wiring
- Dead testing -- With circuits isolated, we measure insulation resistance and continuity across all circuits
- Live testing -- We verify the correct operation of RCDs, breakers and protective devices under working conditions
- Report compilation -- All results are recorded, coded and compiled into your electrical installation condition report certificate
Once testing is complete we cover all property types -- from one-bedroom flats to large commercial premises -- and we keep disruption to a minimum, working around tenants and occupants where needed.
Everything Included in Your EICR Certificate
No hidden costs, no chasing paperwork -- just a complete, compliant report delivered promptly
When you book your EICR with us, you receive far more than a pass or fail outcome:
- Official EICR certificate - Fully compliant, NICEIC-backed documentation accepted by councils, letting agents and insurers
- Full circuit test results - Every circuit tested, measured and recorded with clear pass or fail outcomes
- Coded observations report - All findings documented using the C1, C2, C3 and FI coding system with descriptions and locations
- Digital certificate-- Your electrical installation condition report issued by email.
- Hard copy available - Physical copy posted on request
- Remedial works option - If any C1 or C2 observations are found, our electricians can carry out the required remedial works on the same visit or schedule a prompt follow-up

EICR Certificate FAQs
London & South London | A Lings Group Limited
At the end of the inspection, your electrical installation condition report will be given one of two outcomes. Satisfactory means no C1 or C2 coded observations were found and the installation is safe to use. Unsatisfactory means one or more danger or potential danger codes were identified and remedial work is required before a new certificate can be issued.
Every observation found during EICR testing is assigned a code based on its severity:
- C1 -- Danger is present and poses an immediate risk. The electrician may make it safe on the spot before leaving
- C2 -- A potential danger exists. Remedial work is required to make the installation safe
- C3 -- An improvement is recommended but is not immediately dangerous. The installation can still receive a satisfactory result with C3 observations present
- FI -- Further investigation is required. The electrician could not fully assess this item and it needs closer examination before a verdict can be given
We carry out electrical installation condition report inspections on all property types, including:
- Domestic properties of all sizes
- HMOs and multi-unit residential buildings
- Commercial and light industrial premises
- Pre-sale and pre-tenancy inspections
This depends on the size of the property and the number of circuits. A typical one or two-bedroom flat takes around one to two hours. Larger homes or commercial premises may take longer. We will give you an estimated time when you book.
For private rental properties in England, the law requires a new EICR certificate every five years or at the start of each new tenancy, whichever comes first. For owner-occupied homes, every ten years is generally recommended. Commercial properties vary depending on the type of installation.
You will need to have the identified C1 or C2 observations remedied by a qualified electrician. Once the remedial work is complete, a new EICR certificate can be issued confirming the installation is satisfactory. We can carry out remedial works ourselves, often on the same visit or at a promptly scheduled follow-up.
The cost of an EICR certificate in South London and Surrey typically ranges from around £100 to £300 depending on the size of the property and the number of circuits. A one-bedroom flat will generally sit at the lower end, while larger three or four-bedroom houses or commercial premises will cost more. Prices can also vary depending on the age of the installation and ease of access to the consumer unit and circuits. We keep our pricing competitive and transparent -- contact us for a fast, no-obligation quote based on your specific property.
An EICR certificate can only be carried out and issued by a competent, qualified electrician. In practice this means someone who is registered with a government-approved scheme such as NICEIC, NAPIT or ELECSA. These schemes ensure electricians are assessed to the required standard and are authorised to carry out electrical inspection and testing work.
An unqualified person cannot legally issue an electrical installation condition report certificate. A valid EICR must be signed off by a qualified inspector and will clearly show the registration details of the electrician and the accreditation body they belong to.
Landlords should be particularly careful here -- a certificate issued by an unregistered or unqualified individual will not be accepted by local councils or letting agents and could leave you in breach of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
At A Lings, all of our EICR testing is carried out by NICEIC qualified electricians, giving you a fully compliant certificate that is accepted by councils, agents and insurers across South London and Surrey.
