EICR Certificate

Every observation found during EICR testing is assigned a code based on its severity:

• C1 -- Danger is present and poses an immediate risk. The electrician may make it safe on the spot before leaving
• C2 -- A potential danger exists. Remedial work is required to make the installation safe
• C3 -- An improvement is recommended but is not immediately dangerous. The installation can still receive a satisfactory result with C3 observations present
• FI -- Further investigation is required. The electrician could not fully assess this item and it needs closer examination before a verdict can be given

We carry out electrical installation condition report inspections on all property types, including:

This depends on the size of the property and the number of circuits. A typical one or two-bedroom flat takes around one to two hours. Larger homes or commercial premises may take longer. We will give you an estimated time when you book.

For private rental properties in England, the law requires a new EICR certificate every five years or at the start of each new tenancy, whichever comes first. For owner-occupied homes, every ten years is generally recommended. Commercial properties vary depending on the type of installation.

You will need to have the identified C1 or C2 observations remedied by a qualified electrician. Once the remedial work is complete, a new EICR certificate can be issued confirming the installation is satisfactory. We can carry out remedial works ourselves, often on the same visit or at a promptly scheduled follow-up.

The cost of an EICR certificate in South London and Surrey typically ranges from around £100 to £300 depending on the size of the property and the number of circuits. An EICR certificate can only be carried out and issued by a competent, qualified electrician. In practice this means someone who is registered with a government-approved scheme such as NICEIC, NAPIT or ELECSA. These schemes ensure electricians are assessed to the required standard and are authorised to carry out electrical inspection and testing work.

An unqualified person cannot legally issue an electrical installation condition report certificate. A valid EICR must be signed off by a qualified inspector and will clearly show the registration details of the electrician and the accreditation body they belong to.

Landlords should be particularly careful here -- a certificate issued by an unregistered or unqualified individual will not be accepted by local councils or letting agents and could leave you in breach of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
